Located in Kattameya Heights, "La Maison Perméable" explores the idea of fluid living through architecture. Expansive openings, softened transitions, and uninterrupted sightlines create a constant dialogue between interior and landscape, allowing the residence to unfold with a natural, almost cinematic rhythm. Spanning 700 square meters across three floors, the residence accommodates formal and informal reception areas, a gym, spa facilities, two master bedrooms, and a primary suite, each conceived as part of a continuous spatial narrative. The interiors, curated through the collaboration between Interni Egypt and Aura Elements, extend this architectural philosophy into every tactile detail of the residence.
The staircase emerges as the project’s sculptural centerpiece, connecting the home vertically while acting as an architectural promenade through shifting atmospheres of light and shadow. Around it, the residence reveals itself gradually: formal reception salons transition into quieter private quarters, wellness spaces dissolve into spa-like serenity, and expansive glazing opens onto a landscape conceived as an extension of the interiors rather than a separate domain.
Immediately beyond the entrance, the living room unfolds as one of the home’s defining spatial moments, open, luminous, and carefully layered in texture and form. The iconic Roche Bobois Bubble sofas introduce a sculptural softness that contrasts elegantly with the home’s architectural precision, while the iridescent Shimmer coffee table by Glas Italia, designed by Patricia Urquiola, adds a reflective, almost ethereal quality to the composition. Together, the pieces create an atmosphere that feels both curated and deeply lived-in, reinforcing the project’s seamless dialogue between collectible design and architecture.
What distinguishes the project is its ability to create grandeur without excess. The palette is intentionally understated, textured stone, ribbed wood, muted fabrics, and sculpted surfaces, yet deeply tactile. Corridors widen unexpectedly into luminous living areas, while concealed detailing preserves a sense of calm precision throughout.
In the lounge space, two Cassina 637 Utrecht armchairs in saffron-yellow fabric, originally designed by Gerrit Rietveld, introduce a vibrant focal point within the otherwise tonal composition, while the sculptural Sengu Coffee Table also by Cassina grounds the seating arrangement with its quiet material richness. Together, the pieces reinforce the project’s admiration for collectible design and timeless craftsmanship.
Outside, the project takes on an almost resort-like sensibility. The pool reflects the architecture’s clean geometry, while the pergola and outdoor lounge areas create moments of intimacy framed by softened greenery. Anchoring the exterior seating composition, the Paola Lenti Welcome outdoor sofa introduces a relaxed Mediterranean elegance, softening the architectural lines while reinforcing the project’s seamless connection between comfort, design, and nature. The monumental exterior staircase further strengthens the dialogue between architecture and terrain, blurring the threshold between built form and landscape.
La Maison Perméable unfolds as a contemporary way of living rooted in atmosphere, flow, and sensory coherence. The project demonstrates how architecture, interiors, landscape, and curation can operate as one continuous narrative when conceived through a unified vision. The result is a home that feels less like a collection of rooms and more like a carefully choreographed experience, serene, tactile, and profoundly human in scale.
